Hotel asset management

ASSET MANAGEMENT & INVESTMENT · 6 ARTICLES

Hotel asset management is steering a hotel for its owner so that the asset is worth more at the end of the hold than at the start. The asset managers, investors and brokers on Inside Hotel Asset Management describe a job that sits between the owner's capital and the operator's daily business. This page brings together what they told us, the whitepaper built from their cases, and every article on the topic.

What does a hotel asset manager do?

Hael Rajab of Guesting Company calls the asset manager the bridge between the owner and the operating company. Isaac J. Collazo of STR adds that asset managers read the whole profit and loss: They're looking at everything because they're trying to maximize profitability. In the Barcelona case with Emmanuel Dissez and Dario Filippone, the difference between good and great is put in one line: A good asset manager understands the number. A great one understands what is behind it.

How do you value, buy and plan a hotel?

Maxime des Monstiers of Capital Hospitality Europe prefers hotels with several levers to pull, such as a different client mix, a capex programme or better revenue management, over cutting costs line by line. In the episode on La Pérouse in Nice the point is made bluntly: You cannot be a good investor if you are not a good asset manager. Before anything is built, a feasibility study tests the concept, the market and the numbers.

Is a hotel franchise worth it?

Martin Hendricks of Black Label Hotels franchises for the distribution a chain brings, and checks the brand margin: if the gap exceeds your franchise fee, it's happy days. Leaving early is expensive. Théodore Boschmans of Christie & Co: Either you wait until it ends or you pay 3x what you paid last year, usually.

From acquisition to exit, the free whitepaper on the hotel asset management cycle, follows seven of these cases in one PDF, from Brussels and Barcelona to Nice and Lisbon.
