GOPPAR (gross operating profit per available room) is your gross operating profit divided by the room nights you had available. Owners and asset managers watch it because it counts cost as well as revenue.
Example: a 120-room hotel over 30 nights. Type your own figures.
GOPPAR = (€576,000 − €403,200) ÷ (120 × 30) = €48.00
GOPPAR = GOP ÷ (rooms × nights). GOP is total revenue minus departmental costs and undistributed operating expenses (administration, sales and marketing, maintenance, energy), before management fees, rent, interest and depreciation.
Example: €576,000 in total revenue and €403,200 in operating costs give a GOP of €172,800, a GOP margin of 30%. Over 3,600 available room nights that is a GOPPAR of €48.
Two hotels with the same RevPAR can have a very different GOPPAR. Labour, commissions and energy decide the gap, which is why GOPPAR tells an owner more than any revenue KPI.
