RevPAR (revenue per available room) is your room revenue divided by the room nights you had available. It equals ADR times occupancy, so one number shows whether you filled the hotel at a good rate.
Example: a 120-room hotel over 30 nights. Type your own figures.
RevPAR = €403,200 ÷ (120 × 30) = €112.00
RevPAR = room revenue ÷ (rooms × nights). The rooms you did not sell count as available too: that is the point of the number.
Example: a 120-room hotel over 30 nights has 3,600 available room nights. With €403,200 in room revenue, RevPAR is €403,200 ÷ 3,600 = €112. The same hotel sold 2,880 nights at an ADR of €140, so occupancy was 80%, and 80% of €140 is again €112.
RevPAR counts rooms revenue only. Breakfast, the bar and the spa are not in it; for those, use TRevPAR. It says nothing about cost either: a higher RevPAR bought with discounts and commissions can leave less profit, which is why owners also watch GOPPAR.
