Average daily rate (ADR) is your room revenue divided by the room nights you sold. It tells you what a sold room earned on average, not how full the hotel was.
Example: a 120-room hotel over 30 nights. Type your own figures.
ADR = €403,200 ÷ 2,880 = €140.00
ADR = room revenue ÷ room nights sold. Count rooms revenue only, without breakfast or taxes, and treat complimentary rooms the same way every month, or the trend means nothing.
Example: €403,200 in room revenue from 2,880 room nights sold gives an ADR of €140. If those nights came from a 120-room hotel over 30 nights, occupancy was 80% and RevPAR €112.
A high ADR with few rooms sold is not a win. ADR and occupancy pull against each other, which is why most hotels judge them together through RevPAR.

“Occupancy tells you if it's right or wrong, and ADR is then the measurement where you move up or down.”

“They were only able to get seven, eight, 9% more in the ADR. And when you do the calculation, that was not sufficient to pay back the investments we made.”
